HPH Commercial Property continues their investment in historically significant buildings with the purchase this month of Churchward House in Swindon.

The Company, which has carried out projects on listed buildings in Bath and more recently Chippenham, has already completed a letting of the first floor of the building, and is currently looking for an occupier for the ground floor 3,805 sq ft.

The grade 2 listed building is in excellent condition, having received a complete overhaul refurbishment in 1990. The available space is ready for occupation.

Commenting on the acquisition Lindsay Holdoway, Managing Director at HPH said: "Churchward House is an example of an historic building with a quality of internal environment rarely found in Swindon. The town is renowned for modern facilities, but this building represents an excellent example of traditional Victorian architecture with many of the benefits of a modern facility. The location is particularly interesting and, although we are unable to disclose the identity of the party, the immediate letting of the first floor to a high profile international organisation is a testament to this."

The property is a former railway building which has retained many of its original features and occupies a prominent position within Churchward village. It contains a blend of open plan and cellular office accommodation arranged around a central atrium and staircase, including a mixture of modern finishes and details and period features.

The building is situated in a good location, being in close proximity to the M4 and main London to Bristol train route, and has excellent facilities, offering a car parking ratio of more than 1:250 sq ft. It is located in a rapidly improving area of Swindon, close to the National Trust Headquarters, the National Monuments Record Office, the McArthur Glen factory outlet and the Steam museum. Further modern office, hotel and residential plans have just been approved for the remainder of Churchward Village.

King Sturge have been retained to let the ground floor space and Jeremy Sutton commented: "Further development in this area of Swindon is set to ensure that this will become a major business centre within the town, whilst the building itself provides a dynamic and interesting working environment within a high quality period building. We believe that in taking this building any business would be capitalising on an excellent opportunity to acquire a landmark building in a great location."
