Bath based, HPH Commercial Property is tackling energy costs with an innovative central heating management system installed last year in Chippenham’s Bewley House and Swindon’s Churchward House. The new system is designed to reduce heating costs by at least 30 per cent in its first twelve months in operation.
The system is managed online from HPH’s Bath office resulting in reduced site visits and a reduction in the Company’s carbon footprint. The new management system has also already delivered the following benefits:
- The temperature of each floor can be closely managed at a touch of a button. Each occupier can choose the desired temperature to be maintained on their floor during working hours.
- HPH’s floor by floor control of heating levels (with multiple thermostats and sensors) delivers a more precise energy management approach, which in turn improves boiler fuel efficiency and reduces wear of the boiler plant, extending its life and reducing service requirements.
- The controls monitor the thermal performance of each floor and the heat is delivered to achieve the desired level in the most efficient way.
- A detailed status of boilers, pumps, valves and fuel levels is available 24/7 over the internet to any location.
- If any fault should occur, an email is sent to HPH’s property management team for action. Emergency faults are also sent by text message to the team’s mobile telephones.
- In the event of an engineer call out, HPH can direct them to the nature of the fault enabling the correct spares and parts to be taken to site, avoiding wasted trips.
- HPH can read electricity meters remotely rather than visiting the premises.

Another key aspect of this smart technology is that tenants know that the temperature will remain constant across their premises and they are now acutely aware of their own energy consumption and are able to exert control not previously possible with centrally controlled systems. Modifying occupiers’ behaviour by enabling them to directly influence the level of energy consumption is a key aspect to reducing overall consumption and cost."
