AVON AND WILTSHIRE PARTNERSHIP NHS TRUST COMPLETE BEWLEY HOUSE LETTING
HPH Commercial Property has let the fourth floor office suite at Bewley House, Chippenham to one of the largest mental health trusts in the UK, Avon and Wiltshire Mental Health Partnership NHS Trust.

The Trust was formed in 2001 and provides integrated health and social care for people affected by mental health problems. Spending over £135 million it provides services to a population of over 1.6 million people throughout Bristol, North Somerset, South Gloucestershire and Wiltshire. The Trust's North Wiltshire and Kennet Community Mental health team will be occupying the building and are taking just over 3,000 sq ft of office and storage space,

Joint agents John Mulholland of King Sturge, Bath and Murray Walker of Keningtons, Swindon acted on behalf of Landlords HPH Commercial Property.

HPH Commercial Property undertook an extensive refurbishment programme which included many energy saving improvements, before The Trust moved its 34 staff into the new office suite. This included the installation of a new generation of window film which, is nearly invisible and yet performs better than older films with a mirrored appearance in reducing glare and solar gain. As a result there is little loss of natural light so reducing the energy demand for artifical lighting. Destratification fans will now help improve the comfort levels for staff making the temperature in winter more even, reducing the heating load, and improving air mixing in summer.

To help reduce energy costs even further for all tenants in the building and increase energy efficiency, HPH have also installed new technology at Bewley House in the form of a ‘Powerperfector' unit. The new technology was implemented in May and manages the correct supply of electricty to all types of appliances in the building including all motor based equipment (such as the lifts and airconditioning units), IT equipment and lighting.

Already installed at many high profile buildings across the UK, the new technology is expected to reduce energy costs and carbon emissions for Bewley House by nearly 20% per annum as well as dramatically increasing the life of all electrical appliances.

Andy Sylvester, Director of Corporate Services from Avon and Wiltshire Mental Health Partnership NHS Trust said: "The excellent communication links and location of Chippenham and Bewley House were major factors in our decision The location provides the team with an ideal base and is within easy reach of Bristol, North Somerset, South Gloucestershire and Wiltshire. Combine this with the energy saving benefits offered by the refurbishment which supports our carbon reduction programme and installation of new technology, this made Bewley House the ideal choice."

Chris Wordsworth, Development Director at HPH said "As part of the Carbon Reduction Commitment Legislation introduced in 2008 many occupiers are now having to balance the need to reduce their carbon emissions whilst at the same time facing spiralling global energy costs. Our decision to implement Powerperfector technology as part of wider energy efficiency measures provides all tenants with proven technology that will make a real difference to their bottom line. The combination of location and facilities has ensured that we have attracted high quality occupiers and I'm delighted that Avon and Wiltshire Mental Health Partnership NHS Trust have joined that list."
