Specialist Swindon-based IT recruitment firm Outsource UK has relocated to a larger office space to one of the town’s up and coming areas to help the successful business’ continued growth.
The recruiter, who in the past three years has more than doubled its business and currently employs around 40 staff, has taken on the 4,405 sq.ft first floor office space in Churchward House.
Located adjacent to Thomas Homes' soon to be completed £50m residential development and in close proximity to the Swindon Designer Village, and easy access to the M4 corridor and Swindon railway station, the building’s good location was only one part of its appeal to the new tenants.
Having undertaken significant investment in the property since its purchase in 2006, HPH Commercial Property's managing director Lindsay Holdoway believes environmental enhancements have also helped to make it an all-round desirable proposition.
"To stand out in an oversaturated market you have to be able to offer tenants a unique proposition. While the location is very good we always look for something more to set our properties apart. This is a truly unique office space and we actively researched what could be done to make it a more sustainable property. The advantages of this for the tenant are two-fold; these initiatives not only help to reduce the carbon footprint of the company but also help to reduce overheads," he explains.
Enhancements such as advanced heating control and monitoring, power optimisation through the EMS Powerstar system and energy efficient lighting to LG7 standard coupled with the building's own period charm meant that there was sufficient demand to avoid the building remaining empty for long.
"We have been developing methods for remote monitoring of electricity, water and gas consumption in one our other properties and seen the benefit this offers tenants; both in terms of ease of billing and helping to monitor trends or identify periods of high or unusual use, and we are pleased to be able to now offer this service to our tenants in Churchward House" Holdoway adds.
The building also benefits from double-glazed, twin sash windows, meaning that despite the building’s age and its period styling, it has a good energy performance certificate rating beyond many much newer buildings.
